TOPIC: Are we putting in too much detail?

Is it necessary to put in the report that bedroom 1 has drywall ceiling, drywall walls, carpet on the floor, bedroom 2 has....?
I can see it being good if the client is having the home inspected but has never actually seen the home because he lives 4000 miles away but usually that is not the case. Are we making the reports more detailed than necessary?

I try to describe things in a short and sweet fashion.  Too much information is not only busy work, but the case might be made that you went to great pains to describe this one thing but failed to do so on this other problem, and therefore did not adequately inform the client about potential future ramifications.  My son, a lawyer, says to be complete but vague. 

Agreements should be the same way.  Rather than including all the kinds of recalls, for example, that you are disclaiming, it is best to simply state that there are so many recall notices that no report could adequately describe them all and it is up to the client to inform themselves as to any recall notices.  The same with chemicals, noxious gases, drywalls, etc.

If you are describing the every room to the detail level above then Yes, I believe you are putting too much useless details in the report.

My state SOP lists all the items I must describe.  Interior finishes are not required.  I describe every item in the SOP and that is bascially all the desriptions I include in a report.  My descriptions are as short as possible.
Floor structure: Conventionally framed with dimensional lumber
Plumbing Supply: PEX

My believe is the client is more interested in the defects.  I spend the most time and space in the report covering the defects.  The licensing board is pushing DDID.  Description, Determination, Implication, Direction.  Basically they want 4 sentences for each and every defect. 

Bruce, it is my understanding that DDID is already required by NC law. I've seen several NC inspectors who are doing 4 sentences per defect, and it's pretty ugly (as far as extra work)!

Bert: That is a great question. I know that you purchased a 2Go as have I. I have asked myself that question many times as I work on my template. I have spent many hours editing, deleting and alphabetizing the comments in my template. One of the template samples I have looked at recently simply had a an Interior Areas tab and the majority of the comments regarding the typical items were in there. Jay's comment is on target. Much work and simplification still to be done.

I probably use to much information in my reports but the reasons are for quicker use in the field and cutting down on report times.

I use to do a system by system but it slowed me down. I like the room by room report as if there is an issue I do not need to spend time finding the comment it is usually right there in the room/section.

I am always open to suggestions as many guys great have great ideas.

Today's report took a little longer as I am somewhat out of practice. (About 90 minutes)
Inspection took a little longer as it had more defects then the typical 8 year old house.

All in all I am very happy with the process with HIP. Much improved over my old ways!!
