Did a recent inspection for my client (2X)
He had no agent, occupied home, sellers agent present. Electrical completely messed up by home owner or a unqualified person. I tested at least 20 receptacles with reverse polarity(RP), one the neutral stayed hot even when switch was off. Home had a FPE and by just looking at it I did not want to open as it looked as the breakers would fly off when I took off the deadfront. I am pretty sure with all the RP that there were neutrals improperly connected. Any way getting back to the inspection. The sellers agent was following us and writing down ever defect I stated. She kept asking me what is the defect. After about the 10th RP and the issues with the wiring I just said right this down the electrical system has numerous deficiencies and the entire system needs to be evaluated by a qualified electrical contractor. Then I proceeded into the house attic through the garage that was missing fire walls, access coverings. This roof was still 90% covered with snow. I actually walked it as I could get on safely. When I went in to the attic the roof was leaking. When I got out and started explaining to my client the realtor asked were exactly is the leak.I said it is in here and will document accordingly in my clients report. She then stated can you please be more specific, (Remember this is the sellers agent and she is writing everything down and really slowing down the inspection process) At this point I had enough and stated, you need to go sit down somewhere you are interfering with my clients inspection. I also said I have conducted over 1500 inspections and have never had a sellers agent right down every defect I found, this is why I provide a detailed report to my clients. She finally went and sat down. Man these agents are testing my patience. So how would you handle this scenario and agent. |

As soon as the agent started following you around I would have said that you are inspecting this place for your client and could she please wait somewhere. Your client might have questions he wants to ask you but won't in front of the seller's agent. Would have been a bit different if it was your clients agent. Sounds like a new, eager agent. |

Dave, does your State law require the inspection to be confidential? In Illinois the inspection is confidential. I just tell them that according to State law, I can not divulge any information without my clients permission, the client usually does not wave that right.

I would have told her that after my client read my report, he might forward it to her and she could read it then. I also wouldn't have said it needs further evaluation, it needs repair, that usually gets them riled up.
Plain and simple, she was holding up the show. Tell her you and your client need your space to perform a proper inspection, and she will be filled in on the findings when the report is issued to your client. |
