TOPIC: Inspection and closing next day

If the client never called then yeah, there's nothing you can do. I was going to suggest saying you're required by law to do a full inspection and do it. But that's hard without a client!

The inspection I did the other day was similar, it was a short sale the agent for the buyer wanted me to agree with the two contractors bids to show the bank. I told her I had to do a full inspection and could not know if the report would agree with their findings. I had the two contractors estimates but I did not look at them until I completed my report, that was hard to do as it turned out most of what they said was true and I got paid
