TOPIC: Insurance Inspections

I got a call today asking if I would do safety inspections to make sure the house is livable. They don't want a full inspection. It is for a company that places battered or drug abuse people in homes and they have to make sure the homes are safe to live in.

Anyone done any of these? What is the extent of inspection if you have?

Electric, gas, roof???

Davin, that sound like a good thing. Life safety stuff I guess would be Smoke Det., Egress, railings, ect., similar to a C/O inspection. Nice fill in work. I wouldn't be afraid to ask if they have any requirements.

Davin - that sounds very vague.  You need to have them inform you as to what they define as "safety" because to me it could indicate virtually anything from furnace clearance to GFI's to stair case ceiling height to proper outlet grounding to CO detectors.  I bet it would need to meet commercial building safety standards.  Wow, it could mean anything.  You need an agreement too which protects you that, since you aren't doing a full inspection, covers what they want you to determine as a "safety inspector."

Thanks guys, yea that is what I was concerned about. They say they don't have anything, but will try to get something. I just want to make sure I cover what they want without leaving my butt on the line.

If they don't have something, then write something up in a contract and send it to them to read over and sign.
