TOPIC: Bad advice!!

I did a pre listing inspection for a client this past spring. She still owns this home and rents it out.

I was called by her this week to do a radon test. When I looked into my data the address was different then the one she gave me.

Turns out she moved into a new house down the street.

As I was setting up the radon test she was telling me how her Realtor raved about an inspector and she hired them to inspect this home.

Turns out in the first week she is finding a lot of problems not reported by her recommendation from the agent.

Now in regards to the radon it came back over the 4.0 correction guideline.
She said the Realtor and Inspector told her to wait until she moves in to have the test performed. (Bad advice #1) Now she is responsible for the cost of the mitigation system.

She asked me to look at the siding and roof.
Numerous issues with siding. Asbestos, insect damage, weathered, damaged, in contact with ground. Roof had issues with ponding/improper slope. (Bad advice #2 of using the agents choice of inspectors)

There was a lot of others issues I was just pointing a saying "Your inspector noted the exposed wires and improper fixture for a wet location right" Wrong.

So I feel for the client but she is also to blame. She knew I did a good job for her. Made mistakes listening to agents recommendation.

Client has also tried to call inspector but he does not answer the clients calls. The first ones were to set up a radon test.

Bad advice!!

Exactly, do your own research, do not listen to the agent.

David, I feel bad, but at the same time, she made her own bed. I don't understand why she wouldn't have called you , since you performed an inspection for her in the past. Must have been cheaper. but now it turns out, cheaper didn't really save her any money, now did it?

This kind of thing happens so often.  I do not feel badly for clients who accept recommendations without checking out the person who is recommended.  In this market, I am finding that the cheaper inspector often gets the job, and I am finding out later that the decision to go cheaper turned out to be more expensive in the long run. 

Go with who you know.

Oh, the above means Same Stuff, Different Day.  Contrary to what you may have otherwise heard...

I lost an inspection the other day to a company that quoted $150.  And you guys say my prices are low!!!
