TOPIC: Dry Spell?

Re: Dry Spell? 15 years 2 months ago #20205

No I was kidding. Today was a great example. I had a lady call me when I was in a group meeting. She just said that she wanted to scedule an appointment. So I call back and leave a message and no return call. I was also joking about the last part. You know I go to take a dump and the phone rings. Ha Ha

I know many of you don't like to work things this way but I let my website sell it for me.  And when I get a phone call, I already know they want to book the inspection.  All I do at that point is gather the info I need during the call and tell them I book it for such & such day and email them a formal quote.

I most likely lose the price shopper calls but to be honest, I'd rather be doing something productive with my time like chatting on here!!!  lol

Very hard to roll like this, IMO. Too much other info needs to be gathered to get a fair quote(more than what we list on our request pages). John, you actually want your phone to ring. That is the whole point. You are basically eliminating people with this strategy. Get them on the phone, talk to them, get to know them, and they get to know you and feel comfy and cozy with you. Then you book the inspection. You should be striving to talk to every person that looks at your site. Not a reality, but you know what I mean. Law of averages says, the more people I talk to on the phone about a home inspection, the more home inspecitons I am going to book. Websites are great, but you still have to sell yourself to these potential home inspection clients.

Come on now... I really want as many calls as possible!  ;)  But when they do call, I KNOW they are my customers already!!!  The other side to what I was saying is I post my prices for everyone to see.  I use that as a selling point.  When I talk to someone, I tell them that no one else does it.

Anyways I'd like to talk more about this... But I have an inspection I have to get ready for.  lol

Hey John;

When did you become active with the realtor gig?  I hadn't noticed the Keller Williams line in your signature before.  Career change?

Best of luck with both!

I was  just posing the other side of the coin John. Why not just field as many calls as you can and let the law of averages work out. You never know, you may be eliminating some good clients with that strategy. But, if you have enough work, then it must be working for you.

I have the same here, lots of price shoppers on these love shacks repos but basically the market is slow here still even the REA's that use me specifically call just to check in, lots of inventory example my next door neighbors house for sale over a year even with 2 price drops , a few streets away 6 new condos built 2 years ago none sold,

secondly in NH we have lots of inspectors last year at this time there were over 100 nachi guys alone, the number has since dropped but last time I checked there were over 35 inspectors within 25 miles but keep in mind you can drive from the top to the bottom of the state in 4 hrs or so,but licensing is here and we will see what happens, lastly some hi inspectors have really lowered the price I lost an inspection Wednesday 1200 sq I added a IR scan for $295.00 she said no can get for $200.00 I wont go that low so all these things are factors websites, marketing etc is all that can be done

The great thing about being self employed is that no one can tell you what works and what doesn't for YOU. Different strokes for different folks. If you are having a hard time closing, change it up for a week, and see what happens. Too many times we get set in our way of doing things and never change or evolve. This may be what happened to you Mike. What always used to work, may not be working any longer. Try changing one thing in you spiel and see what happens. If you get the same results, put that back, and change something else. Good luck.
