TOPIC: Walk through inspection

Do any of you guys do walk through inspections? What does it involve? Do you do a report or is it verbal? I saw one sight that said only verbal. How does this work with state SOP and such?

You'll definitely need to talk to Will or one of the other Illinois guys who have done walk through inspections. In California walking through and giving a verbal report is no problem. It might be an issue in Illinois though as you have pretty strict regulations, I'm not sure.

Here in California I list my service as a "Limited Site Consultation" when performing anything less than a full blown home inspection.  I believe many inspectors have changed their services and or offerings to "Property Consultant" services to avoid legal issues and or problems with state requirements.

You write a contract with the client as to what you are inspecting and that the client waives a written report.

I have checked with my lawyer and the State on this. It can open a big can of liability in Illinois. Since she signed a lease, Illinois says that it is a real estate transaction, so if I do a walk through and look at 2 or more systems then I am doing a home inspection and I have to treat it as such. I would have to then perform a home inspection and do a regular report. If she had not signed the lease then I could have done the walk through, and do it any way I please.

You can't write a contract with your client outside of the HI SOP?
