Paul, what are you referring to? The ratings on our reports (which can be changed, or turned on or off, and are required in Texas) , or the paper reports (and a few electronic) that have all the items on it whether you check them or not and are confusing to the reader?

I would add more detail to defect comments if possible,such as gutter should extend at least 6 feet from foundation as this can allow water intrusion if not corrected.

Reason I do this is so they know why it should be corrected.

Also I think the punchlist would be better at the bottom of your report.

Section order threw me off ,as my reports start with roof /exterior even though I personally do the interior first.

Bob, Why do you do the inside first? Assuming it isn't pouring rain outside.

Why not?
I make my base of operations the kitchen ,and it is the first place I go with the client.
The Client then signs the Inspection agreement and I start immediately where I am.
The rest of the interior follows including the attic.

Once in the attic I know which flashing points to check that are on the roof if I had seen any water intrusion signs on underlayment or rafters,knee walls ,etc.

My report still starts with roof followed by exterior.

Too sum up ,I end up back in the kitchen where my fee is paid.
