I wanted to ask if other inspectors note positve attributes on there reports.
Lets say we have a recently installed furnace properly installed. Would you just report as satisfactory/Serviceable or would you say ****Positive attribute****. I would think the agents would like this format as it also points out postive areas of the home. Examples. New kitchen appliances/New roof/Updated kitchen. What do you think?? |

Why bother
The RE already does that Besides your taste might not be in tune with the client's Have had more than one client say they would rip out a newer kitchen cause they liked somethingelse better JMHO cheers |

I would say something to them if they are at the inspection but not include in report. Also, if their agent is around make sure they hear you saying good things along with the bad. Couldn't hurt |

I think that to point out items of taste is unnecessary because as stated before your taste may be different than theirs. I see nothing wrong with good information mixed in with defects in a report. I think positive narratives along with photos to accompany the narratives only helps the client.

I say this time and time again. It is our job to point out the condition of a house. If it is in EXCEPTIONAL condition for the age of the house, then we should not it in our report. If it in normal condition for the age of the house then we should note it as such.
Example, if you inspect a little ol ladies house that is 100 years old and all the ORIGINAL wood work is flawless, you should say so in your report! But if its got dings and scratches that you would expect to find on 100 year old wood, write it up as normal. If its in crap condition even for 100 year old wood, write it up as such. Too many of us inspectors get caught up in finding faults that we forget to say good things about a house too. |
