How can black items be shown in the summary like the red items?

The purpose of the summary is to give the clients/agents the top issues on the report, not to repeat the entire report (makes the report extra long and harder to read). Technically you can use the Advanced Color Feature though to add all items to the summary with different colors but be careful of the results. I highly suggest showing multiple clients and agents both versions to get input on what they like best. Check out

Robnett, that is not true. In fact Texas doesn't even require a summary though most of the guys do include one.
