TOPIC: Mandatory Inspections

I don't have an Oklahoma Nachi division.  Not sure about ASHI.  Don't know what ALPI is.  What else do you have in mind?

John, NJALPHI not ALPI ( sorry, my misprint) is the New Jersey Association of Licensed Home Inspectors, they are a local NJ Inspectors group with no real affiliations. I feel the only way to get a message to a political body is with numbers, a large amount of voters or large lobby groups is all they understand. I don't think Realtor groups would be the way to go, they probably would rather be rid of us than help us. We are a somewhat necessary evil to them. I have to take the National HI exam tomorrow so I need to study the rest of today. I am going to try and search for the major Real Estate related lobby groups on Wednesday: Mortgage, Insurance, ect. This will not be done overnight it may take some serious time, but if enough people get involved and more exposure is given to it, the easier it gets.

Thanks for the Nachi link.  I have actually been thinking of doing just that.  I still have to meet that part of my NACHI obligations.  What better way to do it than to start up the Oklahoma Chapter. 

Also here is a letter I started working on.  I haven't really had a chance to go through it as I got an inspection call.  This may be something you guys can critique and use yourselves.

I am interested in adding additional requirements to the Oklahoma home inspection industry.  I propose to require all new inspectors to complete a minimum number of inspections with a currently licensed home inspector.  This will increase the knowledge base and proficiency in our industry for the state of Oklahoma.
I also propose to require a home inspection within a certain time frame of a home transaction.  Typically this would be before or during the transaction by any party involved with the transaction.  I feel the ownership and distribution of the inspection report should stay as is.  Currently whoever pays for the report owns the report and can distribute the report as they wish.  This will help the image and market value of the state of Oklahoma.

Careful what you wish for.

On the surface, it seems like a good idea.  Any mandatory inspection law does have the potential to comoditize our induxtry and lower the fees.  There would be mandatory reporting processes and perhaps mandatory software to use (fine if it's HIP )  People will be looking for cheap, cheap, cheap and there will be those who provide it.

A law simply saying "All real estate transactions must have a home inspection" will not happen without MANY other things (some desireable, some not so much) written into the law.
