I think what Ian said may be the most beneficial.  At least that way you get to speak to the client without the agents getting in the way. 
BTW, I don't think Dominic meant you have to eat two cookies, but only eat two cookies.  After something like you experienced I might want to sit down with a box of chocolate chip cookies and don't stop eating until I have a sugar high or the box is empty.

I recently heard back from my client.

They stated "thanks for the great inspection" and decided not to purchase the home.

Yes, I know I am the deal killer. (At least that I was the agents think)

Both agents were not looking at the clients best interest as I was. In the end they knew that.

The 2 cookies worked great, feel much bigger, I mean better :)

Remember, you did not kill the deal.  You watched as a house committed sucide.  The house was in bad condition, it is not your fault.  It is the agents fault trying to pass off a wreck to their client. 

Kitchen appliances basic operation must be inspected in North Carolina.  Appliances were operated using normal controls for basic functions only.  Clocks, timers, self-cleaning oven functions, calibration of thermostats and automatic functions were not inspected and are excluded. 

It can be difficult with two agents yacking in your ear.  If the agent was following you around the entire time, why does she need a review?  Stand your ground.  Sometimes it is better not to have specific agents as referrals if they are going to treat you poorly.

Glad you clients listened to you.
