I need therapy from my last inspection so I thought you guys could help me.

First time buyers that have perfectionist detail and are buying a far from perfect home. (Below average in my opinion)

I spent a lot more time with them and there report.

Both agents were testing my patience throughout the inspections and at the end I had enough.

Seems like the agents bashing me is persuading the clients decision.

I recommended at least 6 specialist to come in before closing to provide estimates on repairs.

Here are some of the details as I am venting and picture me lying on the table and you guys as my therapist.

Inspection time is set for 2PM. At 1:15 contractor arrives to repair city violations. He is fixing a gas issue and he has an open gas line in the garage that I am inspecting so I am running to get some air.

I told him this is a poor time to be doing this and ask him to leave, I then need to speak to listing agent and bla, bla, bla after a few minutes I just said something to get rid of her.

The I am belly up in attic and buyers agent calls me and is the nervous nelly type. She is back and forth and getting in the way, on gets on my nerves.

After spending a lot of time and being up, down and sideways in an attic and crawlspace the agent wants a complete summary. I told her thats why I do a report. She insists on seeing the defects, Are you ASHI she screams!!  I reply are you ......

The house has so many outdated, unsafe components(More than I have seen) Agent insists I test all household appliances. They are all really old. Claims there is a home warranty, I state great have them come out and test them.  Since the clients and agent keep pestering me I started the stove burners and they were so dirty it smoked out the kitchen. So now on top of the gas inhalation, I get smoke inhaled.

I normally will do a cursory test of appliances but these were very old.

When I left everyone was upset with me, clients too, do to agents bashing me while I was leaving.


The contractor was cool and understood.

It was not a good day

So Doc any recommendations??

Now I need to drive in a NEaster and do a reinspect due to poor access. I hope I get through!!

Call your clients and explain why you do certain things and not others. Then explain to them that the home warranty may not cover everything you discovered. Assure them that they made the correct decision when they hired you, don't worry about the agents, theres some more of those down the street.

Call your clients and explain why you do certain things and not others. Then explain to them that the home warranty may not cover everything you discovered. Assure them that they made the correct decision when they hired you, don't worry about the agents, theres some more of those down the street.
