TOPIC: Major Re-Model

I read somewhere that if a home has a major remodel that it is required to have a lateral sewer line inspection if the home was built after a certain date. I just cant find that info. The reason I ask is if we do an inspection and know it has been re-modeled should we note this in our report and suggest the buyer have one performed if it was not done.

What constitues a major remodel?  If I rewire the entire structure, how is that going to effect the sewer?

If I add a bedroom, then I have more occupants in the home doing more laundry, bathes, dishes, and useing the bathroom.  The sewer system is going to be under more stress.

If I add a new garage with a finished media room overhead, that would probably count as a major remodel but should not effect the sewer. 

Sounds like a local requirement.  I suggest you contact your local building department.

Bruce, obviously upgrading the electrical system will not effect the plumbing at least in my house. It has to do with permitting in Calif. common since would dictate it would apply to adding plumbing fixtures. The building dept. is not to quick to implement new requirements.

I did a complete remodel a couple years ago in Santa Barbara, CA..., down to the studs and got every permit required.  Elec, Hvac, Plumb, roof, you name it.  We were not required to have a lateral inspection but due to changes in all the waste pipes, we had to put a sewer backflow in but that was still 45 feet away from the main street sewer.
