All you need is the GDO sensors up there on the ceiling to complete the package!

Hey Will, how were you able to size the panel at 50amps ? I saw two greenfields on the sides of the panel and what looked like a conduit in the middle. (maybe I am looking wrong) I counted 17 handles in the panel but no main, is it a sub?

Heard back from the buyers today.  The electrician was out this morning.  While the tenants were running the exterior laundry equipment, he began a load test on the bootlegged garage addition kitchen and laundry, system tripped at the 50 amp service disconnect at the rear panel.  The electrician recommended replacment of both Zinsco panels with a single 125 amp service and distribution panel at the original rear yard location.  All electrical alterations at the room additions, garage and or exterior locations to be replaced and or removed.  I guess he also found the added garage bathroom ceiling exhaust fan branched off the sub panel 40 amp service drop lugs once he removed the dead front cover.  We also learned Edison refused a prior request for a 100 amp service upgrade when the Engineer arrived and found the panels were not being upgraded and no permits pulled for existing and or requested service alterations.

I generate my reports in an outline format.  I learned and or was advised by Marion Allen Insurance many years ago to include the following appropriate statement at the end of each outline category:

"Recommend an independent licensed electrical contractor be called for further inspection and or service as needed to ensure safe, hazard free and or code compliant electrical systems integrity throughout the subject property prior to close of escrow."

This statement along with listing every electrical issue as an "Unsafe Condition" has has served me well! 

We can certainly verbalize to the clients that adding a cover to an open j-box is an extremely easy and inexpensive repair, but it must be listed in the report as an "Unsafe Condition" for legal disclosure and or liability reasons.  Most clients have no problem with the somewhat harsh tone of the report when given the proper context of the issue and current liability environment for all parties concerned.

The sad thing is, without power to the garage door, it can't turn the breakers back on when you open the door!

Wow 50 amps!  And the electrician suggests replacing it with 125??  Around here the minimum amperage for any new structure, even condos, is 200amps.  A lot of builders, in regular 2000 sq ft houses, put in two 200amp panels, each half loaded.  It anticipates future incremental electrical needs.

I think that garage door track was a spark arrestor Will.  Even though any sparks will not be too big!
