Condo inspection with what appears to be a remote distribution panel, no main disconnect in the panel, which leads me to believe it is a remote panel. The panel is also bonded, but shouldn't be if it is a remote panel. No ground wire. The utility room where the meter is does not have a main disconnect or panel. There is a panel in there, but it only has 2 breakers and feeds the common area lights and water sprinkler timer and has no main in it either. I could not find the main anywhere and the seller said he did not know of anywhere else it would be. Is this an acceptable configuration? Shouldn't there be a main panel and disconnect? I did recommend to the client that he check with the association.

Were there no individual disconnects below each of the meters?  There has to be a main service disconnect for each of those meters somewhere.  More than (6) throws at the distribution panel with no main? We're missing some equipment somewhere....

I've run into similar situations Mike. Usually right below the meter there is a box with the 'main' in it. A strange set up but from what I have learned they do this so the association and  maintenance staff has access to shut off in case of emergency.

I did not see any disconnects at the meter, but now that you guys mentioned it, I may go back and take a look. I think that maybe the box to the left of the meter may have it in there. I feel like such an idiot!! So I guess the bond in the panel in the unit is OK then? And the ground being absent is OK too?

That's it!  Sorry I didn't see that openable side panel in the pic earlier.  Here in California, if there's 24hr. onsite management they may lock the disconnects, if not, they should be accessible in case of emergency.

So Will, is the ground and the main feeds going to be in that box? I was not able to get access, but I will look at it on the final walk through.
