bank owns it actually I think if you put some sway braces it might be ok but I am not an engineer. I think that it is a stand alone structure so I a m guessing of course

I would advise seller to provide an engineer's certification of its current or much needed (IMHO) improved status.

Hi guys
I am doing an inspection tomorrow on house very close to my house so I thought I would take a ride by. I have a question about the porch on the back. This is a big house and a big multi story porch. My question is the joists run parallel to the structure for lateral support they look like they only used some tapcons into the stone. Check out these pics

Dennis, I was thinking it's the original deck. Jeff pointed out this was a recent addition though so that makes complete sense.

Jeff, the place is too big, I'd get lost inside :) Though I know lots of guys in the construction arena that could help fix it up (hehe).

Good category Dominic.
I posted some of these pictures on YLH, so some might have seen them, but some viewers here might be interested.

Other than a crappy looking deck, this looks pretty innocent, dosen't it?

So you might say, why am I taking it apart?

Gone, and still looks innocent, dosen't it? ;D

Well, look again.  ;)

Leaking and improper flashing and add Carpenter Ants and you have just caused this mess.

Out with the old and in with the new.

Yep, that is me holding the sample Balluster.  ;D

I promise I will finish this next week.  ;)

Hope some of you Hippies enjoy.
