Wow, I don't see how inspections don't take you 3 or 4 hours with all the probs you find in the houses out that way.

John - this house took one of the prize cakes for all time... they get more and more frightful.
Inside and out it was horrific. The windows said it all - they were all different (meaning stolen from different construction sites) and all installed pretty much like what you see there. EVERY one leaks into the house, and you can see light around them from inside. One of the kickers inside was that they wanted two separate "apartments" and took out the staircase from upper to lower level! There was a closet beneath, I guess to help give the hole above some support, but instead of flooring they put two sheets of Masonite, covered by carpet, in the living room above. I wouldn't walk on it. The house was built in 1960. The original 100amp service conductor goes into the front brick. In the basement, somehow, they split that feed and serviced two 150amp boxes!! Since the two unlabeled boxes are opposite each other on a single wall, but directly backing up to each other, I could not see how it was split. Aside from the obvious fire hazard (yes, there are lots of house fires in my county), if there is an electrical problem with the apartment above and no one is home below, how does one get to the box to turn off the breaker?? ALL the "new" receptacles were wired improperly and the original ones were so painted over I couldn't test them. I could go on... My client was an investor. There were so many problems (EVERY system was altered) she didn't want a report. She said there was no point doing one. So I just gave her a letter about all the things done to the house without a permit and that she would be liable for them (CYA). She is getting another house... thankfully. John, when I go on one of my rants, it isn't without cause! It would be so laughable if it wasn't so serious. I see at least one of these a day. Yes, they take a long time... |

LOL my first thought was who in the heck would buy a house like that? That's one of those houses that you would have to tear down and start all over just to make a dime. Tell your client I said good job for walking away. lol

How can a house be inspected in less than 3 hours?

You get experience and things just run smoothly. Kinda like being in da zone for house inspectors. My inspections run me anywhere from 2 1/2 to 4 hours on an average size house. Cut that way down if I speed walk. lol
