I actually contacted a guy at metalroofingalliance.org (a great site by the way) who helped me out a lot.
Sent me a number of links showing proper valley flashing pieces and installation and told me they are called R or PBR panels. They should have 4-6 minimum between the center of the valley flashing and the roof material (this had maybe 1-2") and there are a number of other issues as well. The other problem, if I didn't mention it, is the entire underside of the roof sheathing is covered in foil bubble insulation so it's impossible to inspect any of the sheathing and also likely that any water leaking through would be directly channeled behind this impermeable material to other locations - not good. It also explains why i didn't see much water damage to the framing members - it was probably running down to the end of the roof pitch and leaking in elsewhere (like the ceiling inside the house and garage that the guy was repairing!) |
