listing agent showing up at the home inspection ; / 11 years 8 months ago #49264

A listing agent came to the home inspection today.  She asked me what issues I found.  
She asked me to send her the report as soon as it was finished.  
I told her I only release the report to my client.  She said it is in the contract that she gets a copy of the report.  I told her I am not bound by that contract.  

When she left she asked me to call her with the details.  I am seeing more and more of this these days.  
Is anyone else dealing with this?  
How do you handle this?
If the listing agent is present during the summary what do you do?

Just let her know she can get the report from the client or buyers agent. You can't legally give it to her without permission is most states.

Would this info be in the state sop? 

I have a comment in my inspection agreement asking my clients written permission to send the report to their agent (buyer's agent).  However I don't think this is covered in the WI sop.  I would like to know where to find this info for my State.  Anyone know?

Goggle is your friend. ? Google WISCONSIN HOME INSPECTOR SOP.

440.975 is the law reference number. ? Pages 27 and 28 Item 7b. ? Took me less than 30 seconds to find the information. ? Specifically states you can't share information with anyone but your client. ? If you don't have a copy of the SOP you work under, you need to get a copy and learn it yesterday. ? Its your job and if you don't follow the SOP, you are in danger of having your license revoked. ?

Thanks Bruce,

I just about have the WI SOP memorized and I didn't remember this being stated in the sop.  I checked the copy I have that I actually attach to each report for my client and I can't find this statement in my copy.  I thought chapter 134 was the up to date version.  I will do some more checking on this.

Your document is the SOP only.  The Statues are the complete set of rules and laws that govern licensing.  They layout everything about how to become and stay a home inspector, not just the SOP of how to inspect a home.  You are correct in that the specific statement that you can't share the report is NOT in the SOP.
