I call out/report on:

SATISFACTORY - Indicates the component is functionally consistent with its original purpose but may show signs of normal wear and tear and deterioration.

MARGINAL - Indicates the component will probably require repair or replacement anytime within five years.

POOR - Indicates the component will need repair or replacement now or in the very near future.

MAJOR CONCERNS - A system or component that is considered significantly deficient or is unsafe.

SAFETY HAZARD - Denotes a condition that is unsafe and in need of prompt attention.ITEMS NOT OPERATING

DEFERRED COST ITEMS
Items that have reached or are reaching their normal life expectancy or show indications that they may require repair or replacement anytime during the next five (5) years.

I don't have a section that uses the word Defects.  Do you?

Ahhh... so you are using a checklist or hybrid style report, and not a true narrative style. Now things are making more sense.

Yes I use a check list report right now.  I don't know much about narrative style but plan to use HIP once I get it set up. :)

These sounds familiar. Like from AHIT.

I use text color and defect wording in my reports. All red text are significant findings.

It seems to me that most newer inspectors start with a checklist report and more experienced inspectors use narrative or a combination of narrative & checklist.

Write each report as it was being reviewed by an attorney in a court of law.

Yes it's AHIT.  I liked the check list because it lists everything that needs to be documented but with HIP I can add all of the comments I need narrative style.  I am looking forward to getting the report up and running but can't find the time these days.  Things in the real estate world have really picked up.  Praise God!
