Anyone here using inspection warranty? I thought it might be a good marketing point but want to see if anyone has had any experience with these products. If so so who was it through?

I used to give them out and stopped. No one really cared about them. I think people (clients) feel they are a scam.

The problem is that most inspectors don't let their clients know about them until the inspector is over! Here most of the escrow companies or agents give them out. I got one on my place but it wasn't from the inspector. I need to go see who it was from actually!

It's like Dom said, at least here in Calif. anyway. The new homeowners already have a 90 day warranty. I think it could be a good marketing tool only if the Inspector can sell it

Just noticed this topic. I've had a few competitors offer these 90 day warranties in my area, so I looked into them really closely to answer this very question.  The warranty is a "limited structural and mechanical warranty" so it isn't a "carte blanche" situation.

After looking at a lot of reviews of inspectors with these warranties it seemed the majority of the warranty companies did everything possible to avoid paying a dime.  Not really a surprise, they are after all selling a form of insurance.  Most of the claims are rejected on technicalities, i.e. the unit was disclaimed by the inspector and the original condition can not be proven, required maintenance(determined by the warranty company) was not performed by the warranty companies technicians, and on and on.

The one constant was that when the warranty company denied the claim it only served to make people dislike the inspector even more than they did when their claim first appeared. I eventually decided against the warranties for that reason. The marketing benefit isn't worth the association I would inevitably have with the unscrupulous warranty company. Those kind of marketing ideas are a bit out of your control, meaning the perception people ultimately have about you and your inspection company could be heavily influenced by the actions of a warranty companies customer rep.  I also felt the warranty might produce more claims just because it was available as a target for the clients.

Disclaimer: I definitely fall on the side of “caution” when making these kind of decisions, so take the above with a grain of salt. If you explain honestly the limitations of your inspection and some of the requirements of the warranty to your clients, the warranty could be a useful marketing tool.
