It's required in VA if you submit an addendum to the contract for repairs.  And everyone gets the radon and termite reports also.


Is that codified in State law? or is it just common to the real estate transactions and the pre-printed forms used by the real estate industry?  So the buyer has a radon test done, and they required by law to give a copy to the seller?  Wow.  That sucks.

All of the real estate companies have their own pre-printed forms and this has been going on since I have been in home inspections - since the early 80's.  I really don't know if it's codified.  But I guess it doesn't matter if it is commonly done.

I pitched and played 3rd base one year in the minors and I too love the smell of fresh cut infield grass...

Ahh yes.  And my son went down from Washington to Phoenix this weekend coaching a 16U elite team.  I wish I could have made it.  He is getting to coach a team going to the Dominican Republic this summer.  Fresh cut grass.  I love it.  Too bad mine is covered with about 2" of rain right now....

We are still in brown winter mode on the grass.

The more I think about it, the addendums must be codified because they have two different ones - one for "walk through items" which are required by the state to be repaired - electrical, plumbing, appliances and HVAC must convey in "proper working order."  Guess who's report determines those items?  The other are negotiable things.  So the buyers typically receive two addendum lists and the home inspection report.  The conscientious ones call me to ask questions about how to repair this or that.  We inspectors are really a part of the sales process.  Makes it easy for Realtors to can you if you screw up!

Baseball in the DR must be very fun.  They love it down there.  Roberto Clemente, Sammy Sosa, the Alous, et al.  Google says there are 494 pro baseball players from the DR.  Wow...
