This will sound complicated and I probably wont describe it very well but here goes. lol
In our real estate office they do a % pay in blocks. For your first two houses you get 50% commission. Then you move up to a 65% commission, then 75%, then 100%. Each one of these moves is dictated by sales volume. Also once you move out of the 50% you never go back to it. Also once you move to a certain sales volume level you only move back one block. Sales volume is reset every year. And when it is reset, that's when you move back one commission level. This is a revolutionary way to do business in real estate. I don't think any other company offers potential 100% commission. Now.... If you followed how that works, you could customize something like that for the inspection business. |

The way the company does business now is 60% of the fees go to the inspector, 40% to the house and the house carries the E/O. 50 % split on ancillaries unless they are subbed out.

That's not bad either. I have looked at that figure also. I tend to like that one the best because its simple to calculate and keep track of. And its not a bad amount for the inspector either!

John, don't forget there's 2 inspectors though, so they're getting 30% each!

Yes, and for it to work right you would have to have multi inspections per day. Non of these ideas are any good if you don't have the business to back it up. At my prices, they would make a min of $67.50 per inspection. If you could book 3 a day that's $202.50 oer day. $1012.50 oer week at 5 days. $4387.50 moth. $52650 a year. That's not bad around here!!!! And that doesn't include higher prices houses or extra services. |

The books with the business show that they are doing enough volume to support the two inspectors efficiently. The more I think about it though, the less interested in it I am.
I think I would rather hire a guy for the Phila. area and try to promote that rather than take over an operation set up by someone else. I would try this in NJ, but the licensing regulations and the workers comp. paroll tax rates, ect. make hiring someone in NJ cost prohibitive. |
