LOL. There's a way to create a 100+ page report. Plus, how do you know the ceiling is drywall? Did you scrape the popcorn off? And how do you know it's doing what is supposed to? And you said it was operational but wasn't operational!


Not many popcorn ceilings here. 

Read again you must, young Jedi.  Operational, it is not. Inoperable, it is. ;)

I hope my sarcasm/humor came through in the ceiling description. :)

Anytime I look at a home, and there is a crack in the foundation, or brick veneer, or anything. No matter how small, I have a ready made comment for it. Even if i put in the report that the cracks appear to be minor or not a major concern, my comment says that with any foundation or structure issues, I would always recommend having a structural engineer come evaluate and give a second opinion if you choose to. That way it doesn't sound so scary,  I made the suggestion, but its there ball now. Hopefully if anything ever does happen, I can say I told you to have a second opinion.

It is apparent that the use of the word "appears" apparently makes some HI's nervous. Therefore, Some appearances can be deceiving as you stated, and the apparent legal liability can only be deduced by a lawyer. If I appear to be flip about the subject, then apparently, you appear to be correct.
