Drew I can't do the misleading thing, I am too much a straight shooter and I make a bad liar, so I don't.
I always find defects even in new construction, and used houses too. I already have a reputation of being to thorough with a bunch of agents already so why stop a good thing. |

William, I cant remember everything, so I just remember one thing. I made a check list of items I need for every inspection. That way I dont forget something.

Once they get the report, they have all the information they need. No? I have not found the need for this marketing. If I had a client ask about it (because someone else offered it to them), I guess I would consider it. I too, am not one for this stuff. Every warranty is a writ to get out of something (IMHO). A promise no one ever wants to keep. It's like saying; "Here is your report, lets see if you like it and we can then decide if you want to pay me for it"! If a client were to call me and say my report was useless to them, I'd gladly give back their fee (ain't going to happen with a HIP report)! |

Yes, but technically after we have done the inspection and walked and talked through the house, they already know if the sale will complete or go south. They have that information needed to make up there mind. The report is needed if they want to re negotiate the offer to purchase, the seller in most cases will want to see where and how this information came from, without said report it then becomes hearsay and the buyer is forced to go through with the term of the sale. That report is crucial to getting out of the contract to purchase. I did an inspection about a month ago and the client after I pointed out plumbing and foundation issues terminated the inspection. I gave him his invoice for the full amount and he said I'll give you 100.00 for your time. My reply was not it is 475.00 for the inspection, he laughed and said 100 bucks or nothing, I walked away,,, He mentioned to the agent as I was packing up that they had all kinds of information to renegotiate the price now and told the agent right there to counter 50k less. I got a call from the agent if I could at least state the findings that I did encounter in a mini report, the bank DEMANDED the inspectors report as proof of said findings. Needless to say the client had no report, the allegations were then wiped as mute and made up as he had no report to back his findings, his contract was contingent on the home inspection, and had to waive it that night, the bank did no allow a second chance at getting another inspection and to my understanding the sale did go through at the accepted offer, and he had a crap load of issues to repair as well. |

Good List, I leave everything in my van that has to do with inspections, My mini office is there with printer and spot for laptop, brochure racks for papers i give away, and code books and reference material as well. I usually hit a coffee shop and have the clients grab a coffee while i finish the report and research. I do like the lawn chair idea though, this way they have a place to sit and we can discuss more while banging the report out, gonna have to steal that idea from ya.......thanks brother |

No problem, I also have a vending business so that's where I got the candy and water idea. Clients and Realtors love it when I pop out with the chairs, water, and candy!
