Drew I can't do the misleading thing, I am too much a straight shooter and I make a bad liar, so I don't.
I always find defects even in new construction, and used houses too.
I already have a reputation of being to thorough with a bunch of agents already so why stop a good thing.

Bill, I totally agree. I do not do that but a few of my friends who are HI's do. I think it is a rouse.
I offer Mountain's 100 day inspection warranty. It's not much, but it only costs $17.00 and clients like it.

I have been asked about the inspection being free by prospective clients so I know that they have visited my friends sites. I don't expose them, but I do tell the client that there is no such thing as a defect free house.
