Weeps/Back flow and electrical. 15 years 11 months ago #5541

Home was built in 2003.

No visible weeps at 1st and 2nd floor veneer.

Home had a water back up pump with no back flow device. (When was this required) I have the same set up and the city made the plumber install.

Homes sub panel connections at the main were just squeezed in at the main lugs.

Any thoughts on the weeps and water back up.

Main had recalled Sq. D AFCI and here is the photo of the improper sub panel. No isolation and no breaker in main or sub.

Man! There is a whole host of pain and suffering with this installation. Aside from the things that you stated, the neutrals and grounds are not separated in the sub., there are two neutrals on one terminal in the main, no bushing on the sub feeder. :o The only good thing is the main is a SQ-D QO panel. ;D

I use this illustration in my reports when I see the doubled neutrals.
The sub looks like either a home owner or a not very qualified electrician install. I deffered the whole mess to a specialist.

My buyer who seemed more concerned with new floors as he spent most of his time with the flooring contractor. (Floors were in good condition) And his 2 or 3 year old kept distracting him when he did manage to listen to me after he arrived 20 minutes late then had to use the bathroom for 5 minutes.

I made notes about the contractor and child in my conditions during inspection areas.

Dave - wow, where to begin?

Electrical - "Run away!! Run away!"  Monty Python and the Holy Grail.  Good to defer to a specialist.  I also would have mentioned that it probably was not permitted or inspected by the county.
Sump - I have never seen copper plumbing used for sump pump discharge and have never seen a back flow preventer on one...  that is not done here, so I really can't comment.  Maybe we are really behind the times!
Weeps - that is a small area of brick.  I would think weeps would have been required in 2003, but here not there.  Weeps are good period.  I always report the lack of weep holes and don't care when a code requirement was put in place.
Buyer - you get all kinds.  I hate the ones who spend the whole inspection on the phone.  I end up ignoring them and finishing my inspection.  You were circumspect to note it on the report...
