Just like Steven said above here, you basically have to write the report for folks who pay for a technical inspection, if the client just wants the major components all I use is my home inspection template, I don't use the word home, or house, I use "Building" so it works with commercial or residential.

But as Steven said, I write an entire report typing it, auto comments do not work for a commercial building, there are way to many variables with regard to construction methods and our finding worth saving, the client expects something in English also, no Inspector Speak.

I agree. Unfortunately most inspectors looking for software don't realize this and want something canned or they don't buy the program. So we provide them with a starting point. We really ended up not adding many narratives but the sections to look at are there. The truth is most guys will manipulate the template to the jobs needs, but that's the easy once you know what you're doing.

Something to keep in mind also is if there are a set of standards for a particular inspection regardless of the narratives used, this will set the expectations of the client. You then can control the inspection to what the standards say not what the client wants. They hire us because they do not know what an inspection entails. These standards that Nachi came up with are also designed to keep our collective a$$es out of court.  8)

True. There's also a lot of inspectors who aren't doing commercial all the time like Dale and need guidance and it provides it. Once I get Dale's template though I'll definitely add it in :) :)
