TOPIC: Roofing question....

Re: Roofing question.... 15 years 8 months ago #9782

You should never see the sheathing when you lift the shingles. It's becomming more common even to see ice and water sheild ran along the bottom edge... if you have a good roofer doing the job, people don't realize you get what you pay for!

I did an inspection on a new construction today. Everywhere I looked the underlayment was 3 to 4 inches back from the drip edge and rack edge flashing. I called 3 roofers, 2 told me it was fine, 1 said it needed to be fixed. I'm not a roofer but all I can see is bad things that could happen. Any comments?

Hi. Davin, and if you don't mind my two cents worth.

Good find on your part inspecting the roof.

Fom the picture you supplied, it appears to be a low slope roof of <4" or = and should have 19" lap on the underlayment required by the roofing manufacture.
Also, the underlayment must be on top of the drip edge and underneath at the rakes.
Preferably, ice and water shield should have been used for the first 3' of the roof or to within two feet of inside of the exterior walls.
It is always a good practice to overhang the roof shingles at least 1/2" beyond the edge of the drip edge to minimize the wicking affect.
Especially with OSB as this case may be, I would certainly have called this a defect in workmanship and installation.

Hope this helps.
