TOPIC: A Front Hose Bib By Any Other Name Squirts Just As Sweet

Re: A Front Hose Bib By Any Other Name Squirts Just As Sweet 14 years 7 months ago #30460

This appears, along with other things, at the beginning of the section in the report that discusses the interior of the house:

"also, if any new work, such as remodeling or finishing a previously unfinished area has been done, it is prudent for buyers to try and obtain any permits pulled by the seller for any work that was done, and whether a final inspection was rendered by the local jurisdictional authority.  Any receipts for such work, especially if performed by a professionally licensed company, might also be obtained."

Then later, in the last section which discusses the systems and components in the house, this appears if there has been remodeling:

"ADDITION;
ATTIC FINISH;
BASEMENT FINISH – WAS A PERMIT PULLED TO DO THIS WORK?  YOU WOULD WANT TO ASK THE SELLER FOR ANY PERMITS FOR ANY WORK COMPLETED.  WAS A FINAL INSPECTION RENDERED?
GARAGE FINISH;
PORCH FINISH;
STRUCTURAL MODIFICATIONS ARE LIKELY - ARE THOSE THAT ARE NOT VISIBLE APPROPRIATE?"

The "Was a permit..." would be added beside any of the above that was remodeled.  In this example it was the basement.  I save the appropriate comment(s) and that is the only one that prints.  The "Structural modifications..." would also be printed if any of the above were remodeled.

You should consider using something similar in your reports.  You can't inspect what you can't see.  And permits are not our jurisdiction.  I don't mention the insurance implications here because that depends on which companies are used.  I do point insurance implications out to the clients verbally though.
