It's always a good selling point to see the home inspection entourage walking in with Tyvek suits, safety glasses, and charcoal respirators. Unless the buyer is a cat person, why would they want the house? ??? ;D

Thanks for everyones comments.  The home has approx. 30 cats and is as bad as I have ever seen.  It is because of the price that the buyers are looking at it.  Of course the big question is what exactly will they have to do to be able to get the smell and disease out of the house.  Again thanks so much for the input.

I don't like to say NEVER, but with this many cats, they may never get rid of the smell. Chances are that the cats have stained up the carpeting(which will need to be replaced with that many cats, or saturated the sub floor by now. Sounds like a mess. From a personal perspective, no thanks on the sale.

To get rid of the odors they say you have to eliminate all the residual - crystalline salts, uric acids and the colorant.  That requires three different chemicals.

Oh, and during the inspection it is best to keep your eyes wide open and breath heavily through the mouth.  I think.  Yeah, that's it.
