TOPIC: subflooring question

Does anyone know if there is a code for proper installation of subflooring. I did an inspection today and they did not use t&g flooring and appears to be one layer. As your walk you can feel the flooring sag in some areas. In the crawl space it is the seams where the boards come together. ???

What's on top of the subfloor? Vinyl, Tile, Wood, Laminate?

The several areas of concern are under carpet.

You can't see much by the picture, but this is in the middle of 24" I-Joist and the right side of picture is about 2 feet from a support wall. I had the client step in the area of concern when I was in the crawl space and the plywood sunk down about 1/2 inch on the left side of joint. She is a big girl(I hope she doesn't read this thread) but I don't think it should be doing that.

Without pulling back carpet you can't see just how it was constructed, shouldn't it be either toungue and grove or double layer plywood (OSB) with offsetting joints.

I told them to have it evaluated by a contractor, but it was a builder warranty inspection so I am worried the builder comes in and does a quick fix instead of a proper fix.

AS a home inspector
Butt joints in plywood or osb should be either T&G or blocked with 2x2, this the standard in Maryland
There also should be a stamp on the OSB? denoting its use
FYI, blue edge is usually a wall or roof sheathing
You can always ask to see the approved plans that will call out the type and size of subflooring to be used

If the underside of the OSB is visible, I would search for the stamp.
The span rating for this floor installation for this product has been exceeded for the conditions that you describe.
Square edge and T&G can both be used without edge blocking and gluing the panels should be done to eliminate squeaking and reinforce the diaphragm.
Standard thickness around here is 3/4", but code will allow 5/8" on 16" center framing.
Note what you observed and recommend a reliable license building contractor to evaluate.
