Flat roofs, at the end of the day, are very conducive to infrared inspections.  Those are likely built-up roofs, right Dale?  If so, and if you do IR, they reveal a lot...

Glad to see you on this board!  I have not been on the NACHI board for some time.  Didn't like the way people talked to each other, the petty slams, etc., that goes on there.  The posts here are real supportive and everyone really tries to help each other.  You'll like it here.  The water is warm!

Associations and association management companies are great sources of clients.  Good post!

I have different prices for different properties, but it works out after writing the report to about $150.00 per hr.

Some of the properties are 50 Condo's, other are 200 Condo's.

They do not all want the same type of inspection, three of them want the entire roof systems and exterior walls inspected, and others just want the roofs inspected, the properties which only want the roof inspection is because the buildings are block, the others are wood framed-cement stucco buildings.

These associations have found out first hand after roof failures and interior moisture related problems related to the roofs failing they cannot trust the maintenance companies who are associated with the management companies here. They were both in what I might call collusion, the management company claimed the roofs were in good condition because the maintainance company claimed they were in good condition also, with a bunch of idiots working for both companies not knowing the first thing about a failing roof or a good surface.

Most of these Homeowner Associations talk back and forth to each other, or should I say members of the associations talk back and forth, which has snowballed for me in referrals.

The money is great, and the inspection could not be simpler. All that is necessary is to take a sample report to an association meeting ask to speak for a couple minutes about how you can save them literally 10's of thousands of dollars by having a professional inspect the roofs and have repairs made before there is a complete failures occurring.

The sun is absolutely brutal here, and is probably just as bad on roofs in any southern or middle of the country states, all I can say is they are the easiest inspections I have ever done, simple, and pay well.

I certainly have not covered everything involved as to how I originally got this idea, how I do the inspections, what my contracts state, etc...but if anyone has any questions, blast away...I would surely like to help anyone get doing them if I can (except in the Scottsdale-Phoenix area--:)))

If we ever start to get more than six inches of rain a year I might buy an IR Cam...but there are guys here who will do a complete home (average) 2000 sq ft. for 200 bucks including the report, so at that price I will continue to sub-out any IR work to those guys--:))

But there is sure good money inspecting like you said *built-up* or torched-down roll material here, they fail in about half the time a roof covering would in a different climate that's for sure!!!

Dale great posting, I have a similer deal with a few property management firms which include IR inspections and a first responce flood call where I come in and assess the damage and recommend the amount of drywall to be removed so they have an accurate sqfootage for repair costs and time expences, I save them a few grand a year this way so they happily give me the work.
this way there not ripping a full wall or ceiling out just what needs to be removed
