I never go into that much detail. If the client is there, I simply tell the agent " Mr X is the one paying me, so it is his report. If it's okay with him, I can copy you when I send it, or he can just send it to you himself". When the agent asks if I found anything, I always say "I ALWAYS find something". Or they ask "did you find anything major". My reply: "People have different opinions of what Major is. To some, an exposed splice is major. To others, and S-Trap is major. I once performed and inspection where all the floor joists were rotten on the ends. The client did not see that as major. He planned on replacing them anyway. It would probably be best to ask the client if THEY see any of the issues as MAJOR".
