Hey John, What a few guys are doing around here is a single system inspection or two systems at a time. They do that at a lower price. (obviously) The idea of making a cheaper inspection with a lesser report just doesn't sound right. When I was doing the template that Dominic referenced above, I spent a lot of time reading and analyzing the standards of practice fro Nachi and New Jersey (which is really ASHI) and the templates that we use and the templates that I have seen are really bloated far beyond what the standards require. Many of these things we do for the good of the client but how many sections could we trim out before we actually are doing a disservice to the client. I also spend a good amount of time sizing up the competition in my area on the web. My main competition has a sample report that is 16 pages long with 11 photographs. I think that is a little short.
When I did the mold template and the comsop template, I put the actual standard as the first narrative in the section for reference. That is so I or anyone else using the template new exactly what the standards called for. I am making a residential one with Nachi standards which I will use in PA, and one with NJ standards. So far they are more compact inspections,and I add in a few extra things that I feel are important.
I would trim some fat off the inspection before I created a cheaper inspection. To use a popular phrase on the news lately I think that is a "Slippery Slope" that you will be walking on.

I think you misunderstood me.  I'm not making a cheaper inspection, I'm trimming all the fat from what I do now and keeping my price the same.  But I still want to give the option of a very thorough inspection for those clients out there that want one.

So far I went line by line through the Oklahoma requirements and made sure I met all those requirements in that outline/template I posted earlier.  My next objective is to go through the NACHI requirements and do the same.  The main difference between the long and short templates is the short one I'm trying to set it up by system and the longer more thorough report will be by room.

I think we are talking about pretty much the same thing then. I get nervous when I throw something out there which (in home inspection terms) is a little bit radical. I in no way want to cheat a client of what they deserve, but I do not want to go overboard either. If you stick close to the Standards of Practice who can fault your report, right?
