TOPIC: Using HIP for a 3 Family Inspections

Re: Using HIP for a 3 Family Inspections 14 years 3 months ago #34378

I don't think I would call it a Master Piece, I am still having difficult time in putting everything in order. Everyone I do I pick up on mistakes and try to correct it on the next one.
I am still very green with this report system. I don't do too many compared to you guys. But I am learning.

I will send you a copy to review and let me know what I am doing wrong.

There are a lot of things I would add if I new how sometimes.  ;D

Thanks in advance.

Here are a few of my observations.

Blank page 4.
Is hose bibs one b or 2.
you have locations and types titled observations in some areas. Like Materials: Living Room
Pg 18 has a document that I do not think belongs there.
spelling error on pg 25 toda
#7 pg 25 why would a GFCI that did not test with tester but tested with reset be a defect. Did it not just lack the equipment ground.

pg 31. what does this mean Observations: recommend GFCI, 2 prong ungrounded outlets

I am half way through. Looks pretty good with the layout and pics. I like the term normal wear, like the drum trap comments

Thanks for uploading that David.

Marcel, you're coming along nicely. Each report you do will definitely look better than the previous! To change the order go to Report Settings->Section Colors & Print Order and you'll be able to move pages up & down.

Thanks Dom, but having problems with adding documents. Add a Summary opening page and told it to be before the Summary, and somehow it overlapped. I know I am doing something wrong, just need to figure it out. And I am slow with these things.  :)
I ended up with a blank #4 page too, and don't know what caused that. I'll figure it out somehow.
Thanks for the help and thanks Dave for posting it.  :)

Here are a few of my observations.

Blank page 4. Don't know yet how that occurred and left it there so the numbering sequence would not look like I left it there.

Is hose bibs one b or 2.  two b's, wish there was a spell check, I did not pick up on misspelled words.

you have locations and types titled observations in some areas. Like Materials: Living Room Must be the way I entered 1 damage panel thingy. Having a hard time with that.

Pg 18 has a document that I do not think belongs there.I agree, I don't know how it got there either. ;D
spelling error on pg 25 today I need a spell check on this program.  ;)

#7 pg 25 why would a GFCI that did not test with tester but tested with reset be a defect. Did it not just lack the equipment ground.

Yes. So use to regular wiring, did not even think about K&T.  :)

pg 31. what does this mean Observations: recommend GFCI, 2 prong ungrounded outlets Well, apt. two, gave all of us a hard time. The tenant claims she was not notified and was a little rude with the whole thing. So in order to appease her frustrations with myself, the client and the agent, a walk through was initiated and took as many pictures I could. As you can see, the bathroom and kitchen sections were left out. So basically that was just a general comment. Should have explained better in the report.

I am half way through. Looks pretty good with the layout and pics. I like the term normal wear, like the drum trap comments

Thanks Dave for pointing these things out. It was very difficult for me to edit my template for these additional areas.
Some of those things will take me awhile to figure out what I did wrong editing the template.

Damage panel thingy is my worst one. Mess it up every time. I have taken that tutorial a dozen time and still having a hard time.

I just need to do more inspections to learn the program. Documents is difficult for me to get right also.

Anyways, the client was here tonight an was happy with her electronic file I sent out Sunday, picked up her hard copy, and said most likely, this will not buy the property due to the K&T. There insurance company will not insure it, and doubtful the cost of repairing to code of today, the seller won't want to lower the price that much.
She did say they are looking at another property and will definitely call me again. So that is encouraging news.

Thanks for picking up some of those errors. Let me know if you find more.  :)

Marcel,

There is a spell check. All misspelled words are underlined in red. Right click on the word to see correct spellings. The problem with a word like bib is that it IS a word, just not the one you wanted.

Click Edit Comments and on the left you'll see description text. You can change the word Materials to anything you want there.

I'd have to do a remote session with you at some point to see what you have going on with the summary document.
