Nice report. I can see why it would take you the time you noted.

No need to add pics of areas that have no defects like saying the steps have no defects.

Keep the documents separate and add to beginning of page(Repeated info)Like Dom sated that would take a long time.

The report should be set up so you just have to add the defects on site or from a camera at home.

But even a report of this detail should not require the time you indicate it does.
My reports are routinely 40-45 pages long with HIP and somewhat resemble your report style.  For me it's 2 hours tops without interruption... 4-6 hours during the football games. 

Is that because you have to really think hard to come up with comebacks for Stephen's harassment?

No... it's because I'm too busy rearranging the pins in his voodoo doll.
