Dave it seems lately I have also had a fair amount of reinspections.  I think you just inspired me to create a reinspection template of sorts to cut down on some wasted report writing time.

Not sure if a template is the way to go.  Every property re-inspection will be unique.  An issue you called out has been repaired / replaced / upgraded / installed / removed or any possible combination of the above.  You are just reporting on whether it has been completed.  Anything further like approving the item, shifts the liability / responsibility from the person making the repair, directly to you.

I think it is easier to have the client supply you ahead of time with a specific written list, or preferably an email list, of exactly what items will make up the re-inspection.  That way you can block out only the small amount of time needed and respond directly to their written request. Email is the easiest since you can then just reply to the list.  Don't get pulled into inspecting other items or spending tons of time on site.  In and out and collect your money.

I was actually working on this today.  I was kind of doing what you said but with a twist.  I take all the major issues from the original report (red Items) summary.  Then basically just put them into list format and when doing the reinspection simply make a quickie note like Fixed correctly, still sucke (LOL), or whatever the new condition is.  I am thinking somethinking this will work and only take a few mins to do.  Basically like a mini checklist.
