I realise that we are not code inspectors but being new to this business i'm curious as to how too handle grading issues. The I.B.C.C. code states, and more realevent in that i am in Florida the F.B.C. states that the grade falling away from structures shall be 5% for the first 10' unless inhibated by property lines at which it shall be 5% falling too a swale which will then fall 2% until it is at least 10' past the structure and or meets the point of dischage.It has been my experiance that this condition is rarely achieved. How do you guys handle this?

Welcome to the message boards. I shot your question to a few of the regulars in Florida who I'm sure will comment on your question tomorrow. My guess would be many don't say anything about it and those that do note that the gradient may not be adequate to prevent flooding problems in severe rain.

All you can do is make note of improper grading and inform of possible foundation
consequences and then move on. This issue happens on about 90% of homes
here in AZ. We have wicked monsoon storms here that dump so much water
none of it can be absorbed so it has to go somewhere. We just try to visualize
where that water will go and make recommendations if possible.

Agreed. Don't overthink think it. You aren't required to know % incline/decline. Just make sure you don't have negative drainage back to the house and if you do, a swale should be be present between the decline and the house to drain away from the structure. For residential neighborhoods, make sure there is a noticeable swale between the homes as well.

I'm located in Fort Pierce, Fl. which is why i'm seeking input. The soils in this county can range from sugar sand (very permiable ) too cemented clays which can contain high levels of fines (non- permiable). I have seen many instances of efforvesence just above finished grade which is telling me that moisture is moving up thru capillary action which could be prevented by proper grading.I don't know maybe i need to take a chill pill and move on.Would just like to find a way to include this in a report without making the client think the world is coming to an end.
