Hey all I had a moment the other day and have a suggestion on this topic. I posted a comment in another area that includes this, but I thought I'd post it here too real quick.

This may not work for everyone due to the subjectivity in this profession, but I don't find a lot of MAJOR or CRITICAL issues with homes. Yes I might find one or two things on average that I would consider MAJOR or at least potentially CRITICAL to the home or its occupants, but out of 10 or 15 general comments/suggestions beyond the generic; "The item appeared or was serviceable at the time of the inspection." only a couple of things usually really deserve to be listed on my "RED LIST"...but I put a lot there just to make them readily accessible to my Client.

The bulk of my comments relate to monitoring items or they are suggestions or considerations to upgrade or perform maintenance on normally worn elements. If I have a number of electrical concerns and I find myself clicking 3, 4, 5+ comments red I deselect them and go with; "Multiple concerns noted within the electrical system, a complete inspection by a licensed electrician is needed."

All that said the brainy moment I had the other day was to change the definition and formatting of my Summary Page. Make the color something other than red, then use the Advanced Color Option to override that color and force specific comments RED as needed. If you are one that is a little more dramatic about things and that marks a lot of items RED and that has a lot of general comments than maybe this doesn't work for you, but for some it might!

This is what I do at the intro.

Observations listed in "GREEN" indicate general information and/or recommendation.
Observations listed in "BLUE" indicate deficiencies and/or items needing attention.
Observations listed in "RED" indicate items needing immediate attention .
All text highlighted in "ORANGE" will show the definition if you place your cursor over it.
