Look at the gutter! Looks like it is sagging in the middle. Water has probably been pouring over or behind it. Water has found its way to the footing causing the structure to sink at the corner of the home. Perhaps the istaller of the patio put a plastic/fabric sheet under the patio... This might cause the water to pond and flow back towards the house. Foundation walls dont always crack, if theres a passage way for the water to drain. But if the hydrolic load is great enough, and winter comes if you get winter lol the water will expand and crack the foundation. Adfreezing occurs in cold climate as well, where the soil freezes to the foundation and lifts the home. Adfreezing is sorta like sticking your tongue to a metal pole in winter.

As Dan points out above, there are a multitude of variables and materials and the significance of the cracking is also variable. The best advise is to have an experienced inspector, knowledgeable with the area inspect the property.    :)
